Gunster Land Use and Zoning Attorney Javi Vazquez recently joined the David Siddons Real Estate Group’s Better Decisions Podcast to discuss the forces shaping South Florida's future, including rapid population growth, evolving development regulations, housing affordability, and the infrastructure needed to support continued expansion.
Vazquez highlighted the impact of Florida's Live Local Act, which encourages higher-density development and workforce housing in certain areas. He also discussed why buyers, property owners, and developers should look beyond zoning and consider factors such as environmental regulations, FEMA requirements, platting issues, and local approval processes.
Throughout the conversation Vazquez emphasized the significance of infrastructure. As South Florida continues to grow, communities must balance the need for housing with the capacity of roads, schools, utilities, transit systems, and other public resources.
